Before you start
Have the Haunted Rod and access to the Phantom Express ready. The Echo quest and the existing fishing/ticket guide cover the route to these unlocks.
Keep the items separate: Phantom Express Ticket gives train access; Manor Key opens Manor Door; Pumpkin King Portal is the boss portal. They are not the same lock or interaction.
Five steps to get the key and open the manor
Board the Phantom Express
Go to the station in the Halloween Dimension and wait for the Phantom Express. Board using your unlocked access to reach the Forgotten Town region. The known interval is 30 minutes; follow your server’s arrival notice or countdown.

Explore the water in the area reached by the train and look for the glowing green whirlpool. Enter it to reach the secret underground fishing area. The documented route uses this specific area, rather than any random Halloween pond.

Equip the Haunted Rod and fish from the underground platforms. There is an NPC named Gus in this area. You can read his dialogue for directions, but talking to him has not been confirmed as a requirement for the key drop.

Repeat fishing and check your inventory and reward messages for Manor Key. It is not guaranteed on the first attempt. No confirmed drop percentage, fixed number of casts or pity system is available for this route.

Return to Abandoned Manor and find the physical, chained Manor Door. Interact using the prompt on your platform: the PC screenshot shows E; on mobile, use the displayed interaction control. Jumping the outside gate is not unlocking this door.

Does Manor Key unlock Pumpkin King Portal too?
The demonstrated use is opening Manor Door. The outside gate and Pumpkin King Portal are different objects. Some players with the key still reported a sealed boss portal, so obtaining the key is not a guaranteed fix. Check the portal’s own notices and countdown.
What is still unconfirmed?
The key’s drop rate, whether Gus dialogue is mandatory, whether the key is consumed, and whether another key is needed for later entries have not been confirmed. Do not treat a number of attempts or a portal workaround as guaranteed.
